The current edition of USPAP is mandatory for all USPAP Classes:  If you would like to have the USPAP book shipped to you before class include an additional $ 10.00 per book for shipping and handling. Classes start promptly at the times indicated. Please allow enough time to arrive approximately 15 minutes early for registration.

"U.S.P.A.P.-National USPAP Course (15 hr)

This course satisfies the basic education 15-Hour National USPAP course required for licensing.  This course does not count as credit for the 7 hour USPAP update. This course is taught by an AQB Certified instructor.  There will be an examination given with this course; a passing grade is required to receive your certificate.  A current edition of USPAP is required for the class.  The current USPAP book is included as well as the student manual.  If you would like a copy(s) of the USPAP book sent to you before the class include $5.00 S&H fee per book with your order. 

"The Residential Appraisal"

This course is designed to provide the new appraiser with a working knowledge about the appraisal business, the nature of appraisal work, the appraisal process, the common residential appraisal forms, and how to fill the forms out to comply with USPAP, FNMA, and a brief description of FHA guidelines. This course will include techniques of inspection and reporting from the beginning order to the delivery of the residential report. This course can be used for continuing education by those appraisers who want to update their knowledge on the subjects being taught. Basic Education Courses require a test be given to receive a certificate. CE credit does not require a test.

This mandatory class is designed to provide you with the updated information from the current edition of USPAP and the changes,  which will be reviewed in detail. AQB requires every student attending to have a current edition of USPAP.  The current edition of USPAP is included as well as the student manual.  Course is $ 135.00 Pre-Registered if you have your own current USPAP book.

Understanding the Appraisal Process

This 3-hour course is intended to introduce the basic concepts surrounding the appraisal process and the current requirements and regulations that affect the appraiser in the performance of the appraisal. The course is intended for both those familiar with the appraisal process and those who are new in the Real Estate Profession. The new FNMAE single family forms will be covered.

How to Analyze and Appraise Small Income Properties

This 5-hour course is intended to give an overview of many important real estate rental property investment concepts and application of these concepts using the current (NEW) " Small Residential Income Property Appraisal Report". Not intended to be an exhaustive study. Real life examples will be used to illustrate the important concepts and procedural issues surrounding this appraisal study.  Intended for those who are new to income property and those familiar with this type of appraisal process and study.   

The New FNMAE Forms

This 3-hour course wil provide an overview of the most currently used  FNMAE single family forms and discuss the content and the differences as compared to the current forms now in use. The forms to be discussed will be the URAR 1004, 2055, a brief discussion of the Completion/Update forms as well as an in depth discussion of the pre-printed limiting conditions and certification pages.  

 

Federal & State Laws and Regulations

This class will give you both the Federal and State Laws Regulations regarding Appraisal as well as a discussion of today's legal enviroment and pertinent issues involving appraisers. The new 2008 requirements will be discussed. This class was formally a manditory class for renewal, you must now check a box that you have read the laws and regulations.

 

FHA Update Class  (FHA is alive and well)

This four hour course will provide the practicing FHA appraiser with a working knowledge of the current FHA requirements which changed and are in the process of change. There will also be a presentation in this class on becoming an FHA appraiser if you are not one now. Information will be given out to guide you through the process if you are not an approved FHA appraiser. FHA is simplifying the qualification process and has changed the test to (NEW FEBRUARY 2008) NO TEST.The class will cover the new developments with the new FNMAE Forms and the latest Mortgage Letters on this subject. The main text used in this class is the Appendix D to the 4150.2 Handbook, which is included with the current Appendix D, as well as other information on relitive HUD/FHA sites to further your understanding of the FHA process and requirements.

The FHA class is more than an update. FHA currently requires NO test and a statement that you will use the FHA manual.  FHA no longer requires the 5 pages of Valuation Conditions, and uses the current Fannie Mae forms. FHA wants to get back in the lending business and is working on increasing their loan limits to match Fannie Mae, soon to go up to the $ 420,000 range. If the current market conditions continue in a downwardly stable fashion, the conventional lenders probably won't be so eager to make 100% loans, and will revert to the normal 80% loan which would require a substancial downpayment. FHA loans generally float at 95-97% loan to value, with a 0 down product now being offered. So FHA will be a viable loan again and may become the largest player for the entry level properties and buyers. FHA has a no-money down product. Those students not currently on the FHA panel will be able to submit the supplied paper work to FHA for approval to their panel upon completion. Those current FHA appraisers will benifit from the sources of materials supplied to remain current on the requirements of FHA.
